Foreclosure properties (also known as REO or "Bank Owned" properties) pose a tremendous opportunity for today's buyers to get a great deal on their home purchase. The process of buying a foreclosure is not very different from purchasing a "traditional" real estate listing. The main difference is that these homes are sold "AS IS" meaning the seller will not make any repairs and that there are additional pages required to be added to our customary purchase contract. Buyers still have the right to an inspection period and time to secure final financing approval from their own lender. That being said, many of these homes are in good condition and are move-in ready. Today's foreclosure market sees no boundaries, we are marketing properties for our sellers in every condition, area and price range.
A "Short Sale" is when a property is being offered for sale for less than what is currently owed to the mortgage company. This usually occurs when the current owner is facing foreclosure in the near future, sometimes real estate agents will call these "pre-foreclosures." Buyers can also get very good deals on these homes, usually picking them up for well below current market value. A short sale can take up to 4 weeks or more to negotiate from the time an offer is made because of the amount of documentation an research that ust be submitted to the mortgage company. When the offer is accepted, the home then proceeds to closing just as any other transaction would happen. A savvy and patient buyer can benefit from purchasing a short sale, many times walking away from the closing table with instant equity.
